Ghost Flushing

this is causes by a common leak. Water leaks out of the toilet tank and when the water level is low enough the float activate the fill valve and the tank refills replicating the flushing sound. Usually ghost flushing caused by a corroded flapper which is leaking water from the tank into the bowl.

Toilet hissing

When in proper working order, your refill valve in your toilet tank (the tall plastic bit) should shut off as soon as the water in the tank reaches a certain level. When the refill valve is blocked or clogged by stuff, the water pressure rises and prevents the valve from shutting off completely which in turn forces leaking water through a small opening. This is how you get that hissing noise you hear. Another cause might be a damaged float causing it not to rise high enough to trigger the refill valve to shut off. The water tries to escape through a small opening and you get your hissing noise again.

Toilet running

This can be caused by a toilet flapper issues or a refill valve issues. Older or deterioriated flappers might not be forming a seal. The problem might also be a flapper chain, it may be too long or too short for the handle causing the flapper seal to not fully close. The refill valve might have a leak that is causing the toilet to run. Even an old or corroded toilet handle can be the culprit.
